James V. Mascaro, CCIM, LEED-AP

As Eastern Region Development Director, Mr. Mascaro focuses on development, planning and entitlements of Dermody Properties' projects, including LogistiCenter at Logan in southern New Jersey. He also manages development, design and construction teams for client build-to-suit projects, as well as base building shells and tenant fit-outs, and contributes as a member of the leasing team. Mr. Mascaro joined Dermody as Mid-Atlantic Development Manager in 2005 and was named Development Director in 2009. In his time with Dermody Properties, Mr. Mascaro has developed over six million square feet of distribution facilities valued at over 185 million dollars and has led the company’s efforts in sustainability, having entitled, designed and constructed over 2.2 million square feet of LEED certified buildings, all of which is fully leased.
 
Mr. Mascaro is an active member of the Delaware Valley Green Building Council, the Delaware Valley Regional Planning Commission, and the Pennsylvania Association of Code Officials, having served on various committees for the different organizations. He holds designations as a Certified Commercial Investment Member (CCIM), a Leadership in Energy and Environmental Design Accredited Professional (LEED-AP) and is a Pennsylvania licensed real estate salesperson. He also serves his home community of Springfield Township (Montgomery Co, PA) as Vice-Chairman of the Planning Commission, as a member of the Construction Code Board of Appeals and as Chairman of the Black Horse Inn Advisory Committee.
 
Prior to joining Dermody Properties, Mr. Mascaro spent eleven years with MT Consulting, LP of Bryn Mawr, PA and O’Neill Properties Group, LP, working on national, regional and local commercial projects. With experience in leasing, development and construction, Mr. Mascaro has proven communication and organizational skills along with a wide range of relationships with contractors, brokers, design professionals and government personnel.
 
A native of Philadelphia, PA and graduate of The Central High School of Philadelphia, he earned a Bachelor of Science degree from West Chester (PA) University and a Master of Science in Sustainable Design from Philadelphia (PA) University. Certifications held include Construction Technology and Project Management from Penn State University (Abington) and a Certificate in Financial Management from Penn State University (Great Valley). He maintains a committed interest in development, real estate, finance, project management and construction. He and his wife, Tina, reside in Oreland, PA.
